We have developed, The EcoTM and EcolodgeTM, which we believe to be the world’s first carbon neutral hotel brands of its kind. The EcoTM is a three star budget hotel and EcolodgeTM is two star, limited service hotel. The first EcolodgeTM prototype has been trading since June 2012 and we have completed the testing of the brand standards and preparing to roll out the two brands across India, where the largest void for hotel rooms exist. Eco HotelsTM is a brand designed to meet the needs and expectations of the conscious traveller both business and leisure. It consists of two sub-brands, The EcoTM and the EcolodgeTM. Both cater to segments within the Indian hospitality sector that are currently under served.
The EcoTM is a full service budget hotel brand that offers all the necessary conveniences to the business traveller. Guests are assured of comfortable, clean and fully air-conditioned rooms, with the advantage of services including a restaurant, a bar, room service, meeting rooms and banqueting spaces.
EcolodgeTM is a limited service budget hotel brand which targets value seeking customers of all kinds. Functional rooms with all the necessary basic facilities and services complete the EcolodgeTM experience.
Eco Hotels has also developed a proprietary franchise model called EBOT (Enterprise, Build, Operate and Trade). This model offers an end to end, asset and hotel management solution that will efficiently create optimised hotel properties for addition to any investment portfolio.
A company is incorporated which is fully owned by the investor. Bank accounts are opened and the investment is placed in the Company account. The investor operates the Company on instructions from Eco Hotels, which carries out the ongoing statutory compliance on behalf of the investor.
Eco Hotels will engage a reputed third party agency to prepare a detailed report which will validate the location, viability (no of rooms, average room rate and occupancy rate) and market size of the proposed hotel.
Eco Hotels will source land that fits the location criteria for the hotel (based on an independent third party report), carry out due diligence on title, negotiate the price and carry out acquisition in the name of the investor Company.
Optimum structuring of finance is critical to the viability of hotels in India. Overseas investors are recommended to gear their equity outside India as cost of borrowing is high within India. Indian investors are recommended to gear on a 1:1 debt equity ratio over a longer term of ten years. Eco Hotels will secure the debt finance in India based on its existing relations with Indian banks.
Eco Hotels has specifications for all parts of the hotel which forms the master design template. Depending on the size of the land, local planning guidelines and the number of rooms that are to be built, the master design template is adjusted by the Brand's in house design team. Final design decided by the Brand is shared with the investor.
A local Architect will be engaged by the Brand's in house team to secure planning permission from local authorities.
Modular Construction (24 weeks)
The Project Management role will be played by the Brand's in house development team. The investor's Company will enter into a construction contract with a modular buildings contractor. This will include detailed costing as well as a time and cost guarantee for the completion of the construction.
We will operate the hotel property on a long term lease, typically 20+10 years on a full repair and insurance basis. The pre-leasing of the hotel property with us enables the property owner to secure finance.
Lease + Management Contract
The terms of the lease are a minimum fixed rental or a percentage of the turnover, whichever is higher. This creates a unique win-win relationship between Eco Hotels as the hotel operator and the property owner.
Our Trade service offers you assistance with disposing the hotel property. This enables the property owner to be able to rely on our extensive network to find a suitable buyer.
We charge a percentage of the sale value as our fees or a carried interest in the capital growth at the time of the exit in consideration for our investment to maintain the building.
Land acquisition strategy
Several sites have already been identified across India where land owners are willing to sell to or enter into a joint venture with Eco Hotels. Continual price rises of land means that typically land owners are unwilling to sell. However, with a contracted guarantee of a hotel being operational within twelve months (after planning gain), due to the modular build construction employed, the joint venture becomes a very attractive option for land owners.
Initial roll-out plan
The headquarters of Eco India will be based in Pune, a vibrant city that attracts a high degree of professional talent from other major cities. By the end of Financial Year 2019-20, the Company intends to acquire and operate five properties of an average 100 rooms on lease for one full year. Up to five new build franchises are targeted to be sold during this time.
A 16 room prototype property has been trading since June 2012 in Cochin, Kerala, India. This prototype property has been used to test the brand standards of EcolodgeTM such as software, product and service offerings, location etc. It is the intention to roll out properties across India based on tweaks to this property as part of the prototype testing.
